Do you sell the properties you view?

No. We do not represent the seller and we are not an estate agency. We work for the buyer. Our purpose is to help you understand whether the property appears suitable for your needs before you decide whether to proceed.

How are you different from a traditional selling estate agent?

A selling estate agent's role is to market properties and find buyers for the properties they represent. Our service starts from the other direction: you, the buyer, and what you're looking for. We can communicate with different agencies, coordinate viewings and help you assess properties from your perspective rather than trying to sell you a particular listing. We don't sell you a property. We help you understand your options before you decide.

What if the estate agent doesn't speak English?

That's one of the reasons our service can be particularly useful for international buyers. We can communicate with local Spanish-speaking estate agents, coordinate the viewing, ask your questions and follow up for relevant information where possible. This gives you one local point of contact rather than having to manage communication with several agencies yourself.

Why use Canary Islands Investments instead of asking the estate agent for a video viewing?

Estate agents do a professional job, but their role is to market and sell the property on behalf of the seller. Our viewing is carried out entirely from your perspective: we follow your priorities, ask your questions, look at the things buyers usually only notice on a second visit, and document what we actually observe — including the parts that are less flattering.

How do you help me assess whether a property could be a good investment?

The Detailed Investor Viewing adds a structured investment layer to the standard viewing report. Depending on the information available locally, it can include:

  • Asking-price context for the area
  • Comparable properties currently for sale
  • Local rental-market comparison
  • Estimated long-term monthly rental range
  • Potential gross annual rental income
  • Indicative gross rental yield
  • Known running costs where available
  • Investor-focused observations and a written summary

Rental and yield figures are estimates based on the information available at the time and are not guaranteed future returns.

Can you view properties anywhere in Gran Canaria?

Yes, subject to availability. Additional travel charges may apply depending on the location, and we always confirm this with you before any payment.

Can you help with communication and next steps after the viewing?

Yes. We can relay follow-up questions to the estate agent, help you compare shortlisted properties and explain what we saw in a call. Purchase negotiation may be available under a separate buyer-support agreement, depending on the circumstances.

Can you tell me whether a property is structurally sound?

No. We document visible concerns so you know what to investigate further, but a technical inspection must be carried out by a qualified architect or surveyor.

Can you provide legal, tax or financial advice?

No. We can introduce you to independent professionals, but legal advice, due diligence, tax advice and regulated financial advice must come from appropriately qualified specialists.
